As property professionals, we created Encore in 2004 following our own experience of receiving poor management and the difficulty of finding a managing agent with the right aptitude and attitude. We chose the name Encore because it symbolises a great performance - which is what we strive to deliver. From the beginning we've adopted the philosophy of ‘taking care of your property as though we live there'.
Managing a residential development may seem straight forward, but it's surprisingly complex. Without the right people, systems and processes, it can go horribly wrong. A managing agent needs all 3 to be successful. We've built many strong client relationships over the past 15 years to prove it. Our approach is based on the following principles.
The portfolios of our Estate Managers are designed to allow them to be in control and be proactive without being overloaded.
We structure the meetings with RMC / RTM / Resident Groups around the cycle of each estate and the key milestones (e.g. budget, planned works). We provide structure and are proactive in introducing continuous improvement to the maintenance, finances, resident interaction and the overall aspect of the estates.
Our systems have been designed around our clients and people. Our Estate Managers have all the information at their fingertips with easy-to-interpret dashboards and up-to-date financial information. This allows them to be in control and efficient with their time.
Having the finances under control is half of the job of good estate management; you can't do anything without it. We have a well-earned reputation for managing the finances of our estates accurately and having expenditure and arrears under control. Budgets, demands and annual accounts are sent on time. Our financial reporting is easy to understand and enables cost control to achieve cost efficiencies.
We have introduced professional facilities management (typical in commercial buildings) into residential management. Each of our estates has an asset list and planned maintenance programme which ensures that regular tests and inspections happen and are followed up. In addition, a long term maintenance programme is designed based on the estimated life expectancy of the built elements across the estate and its systems.
As part of working alongside residents (in any for, RMC/RTM or Resident Association) we share and consult on important management matters; from budgets to planned and long term maintenance.
We present information in a structured way and with plain language to facilitate the understanding, decision process and the follow up of any management matters.

Building safety and compliance is at the forefront of everything we do. We never forget that we have a great responsibility in looking after the environments that people live, work and relax in. We are committed to safety and we're proud to be ISO45001:2018 certified.
Fire Safety within residential buildings has always been a priority for us and the residents of the buildings we manage. It has also become a priority for the Government in the form of new legislation such as the Fire Safety Act 2021 which has introduced amendments to the Fire Safety Order 2005 and extended the scope of regulation to the building's structure, external walls and any common parts (including flat entrance doors). In addition, the Building Safety Bill, which came into force in 2023, introduced a Building Safety Regulator to implement and oversee a robust regime for high-risk buildings, setting out a clear pathway on how residential buildings are constructed, maintained and made safe.
Our priority is to implement the requirements of the new legislation and involve residents and homeowners from the outset and throughout the management of their homes. That's why we continue investing in our Health & Safety and Estate Management teams to make sure we are ready to listen and give the best advice regarding fire safety.
We have an established technology infrastructure. As technology and needs continue to evolve, we're investing heavily in best-of-breed technology to effectively manage the complex interplay between property owners, occupants, contractors, assets and finances – delivering a brilliant user experience for residents and our people while ensuring compliance.
Not only are we custodians of the developments we look after, we're shared custodians of the planet we all call home. We're committed to doing our bit to tread gently and lessen our impact. From communicating electronically and virtual meetings, to adopting green energy and implementing recycling practices, we have led various initiatives on sites and in our offices for many years.
