Report a Safety Risk or Incident (MOR)

A safety reporting system – called a ‘Mandatory Occurrence Reporting’ (MOR) system – operates in Higher Risk Buildings (typically buildings over 18m or 7 storeys).

If you spot an issue which you believe is a ‘reportable incident or risk’ in a Higher Risk Building, please report it as quickly as possible to the Managing Agent. You can do this by completing the form below.

The purpose of the MOR reporting system is to let people report building safety incidents or risks that have caused, or if not remedied, are likely to cause the serious injury or death of a significant number of people.

To qualify as ‘reportable incident or risk’, it should involve at least one of the following:

• structural failure of the building, or
• spread of fire or smoke in the building.

A safety occurrence that meets the above criteria in a Higher Risk Building will be reported to the Building Safety Regulator.

What will happen next?
After you report the safety incident/risk, the Managing Agent will investigate the issue and if appropriate take the following action:

• Undertake relevant repairs to any issues which have led to the risk.
• If the issue qualifies as a reportable safety occurrence, a Mandatory Occurrence Notice (MON) will be formally submitted to the Building Safety Regulator.
• Upon submission of a MON, you will be issued with a tracking number which you can use for updates/outcomes following your report.

If the matter you submit falls outside the scope of the formal Mandatory Occurrence Reporting system, it will still be reviewed and addressed accordingly.
